Cloud owns the modular scope from design through installation, addressing three places where modular projects commonly lose the savings they were designed to deliver: work left in the field, handoffs between design and construction, and delivery teams that aren’t built for modular.

Field
Innovation
We engineer cost out of the field.
- A significant share of a modular project’s cost—and risk—remains after the modules leave the factory. Cloud designs the building system to reduce the work left to do on site.
- At the core of our system is CloudConnect™, our patented quick-connect MEP and precision alignment system. CloudConnect is engineered to simplify the costly work that happens after modules are set: connecting MEP systems between modules, achieving precise alignment, and correcting the field issues that can follow from small variances during installation.
- Around CloudConnect is a set of standardized, pre-engineered building assemblies designed to further reduce field labor. We adapt unit layouts and the design elements that matter to each project while keeping the underlying systems consistent.
- The result: repeatability where it reduces cost, flexibility where it creates value.

Modular Coordination
We eliminate the handoff between modular design and delivery.
- On most modular projects, the team designing the modules is not the team responsible for getting them manufactured and installed. Cost savings and accountability can disappear in the gaps between them.
- Cloud carries the modular scope from the first drawing through construction documents, manufacturing, delivery, and installation. That continuity allows us to understand the construction and cost implications of design decisions while they are still being made—not months later in the field.
- We also define exactly where factory scope ends and field scope begins, delineating responsibilities across the factory, general contractor, and subcontractors. Clear scope means fewer gaps and overlaps, more accurate pricing, and less contingency for unknowns.
- Cloud coordinates with the site architect and works directly with the project’s construction manager, general contractor, factory, and trades through installation.

Modular Delivery Team
We put the right team around the project.
- Modular construction asks different things of factories, general contractors, and subcontractors than conventional construction. Experience and capabilities that work well for a site-built project don't necessarily translate directly to modular delivery.
- Cloud evaluates potential partners against a defined set of criteria, including technical and financial capability, performance management, modular and geographic experience, and ability to work within an integrated delivery model.
- For developers, that means the companies at the table have been evaluated through a modular lens before the project begins.

Joint Venture
Bring the land. We’ll make the deal work.
For qualifying sites, Cloud can join the ownership team rather than working solely as a fee-for-service provider.
Cloud contributes a portion of it’s fees for design and delivery as equity in the project. The landowner contributes the site, and Cloud performs the same integrated design and delivery scope we provide to third-party developers.
